Pitched Roof Repair Specialists For Liverpool Homes

A pitched roof is any roof with a slope, and in Liverpool that means thousands of Victorian and Edwardian terraces with Welsh slate, 1930s semis with concrete or clay tiles, and newer homes with interlocking tiles. Each type fails in its own way. Old slate roofs suffer from nail sickness, where the original iron nails rust through and slates slide out of line. Concrete tiles crack in frost and lose their nibs, and ridge mortar on every type of roof crumbles with age.

We repair all of them. Most pitched roof repairs are done from a roof ladder or a small scaffold in a day, using matching slates and tiles so the repair blends in. Where we find a bigger problem behind the leak, such as perished felt or rotten battens, we show you the photos and explain the options before any extra work is done. For new slate and tile roofs, see our slate and tile roofing in Liverpool.

Pitched Roof Repairs We Carry Out Across Liverpool

Every pitched roof repair starts with finding the real cause. A damp patch on a bedroom ceiling is often two or three feet away from the actual gap, because water runs down the felt or along a rafter before it shows. We check the whole slope, the ridge, the valleys and the flashings, then quote for the repair that will actually stop the water.

Ridge, Hip And Verge Repairs On Pitched Roofs In Liverpool

The ridge is the most exposed part of any pitched roof. Wind off the Mersey works on loose ridge tiles every winter, and once the mortar cracks, rain gets straight into the top of the roof. The current British Standard for slating and tiling, BS 5534, requires ridge, hip and verge tiles to be mechanically fixed, so when we re-bed a ridge we fix it properly rather than relying on mortar alone. A dry ridge or dry verge system is often the best long-term choice for Liverpool’s exposed streets, because it needs no mortar at all.

Ridge And Hip Tile Repairs

Loose, cracked or rocking ridge and hip tiles are lifted, cleaned and re-bedded, or replaced with a dry ridge system that clips each tile in place. We match tile profiles and colours so the finished ridge looks right on your roof.

New lead flashing and soakers around a chimney on a pitched slate roof in Liverpool

Valley And Lead Flashing Repairs

Valleys and flashings carry more water than any other part of a pitched roof, so they are where most stubborn leaks start. We renew worn lead valleys, dress new lead flashing and soakers where the roof meets a chimney or wall, and repoint the joints. For leaks around the stack itself, our chimney repairs in Liverpool cover flaunching, repointing and capping.

Pitched Roof Repair Costs And Re-Roof Advice In Liverpool

Most pitched roof repairs in Liverpool are small jobs. These are our typical prices for the repairs we carry out most often. Access makes the biggest difference, so a two-storey terrace reached from a roof ladder costs less than a three-storey house that needs scaffolding.

  • Replace one cracked or missing slate or tile: £150 to £250
  • Repoint a short run of ridge tiles: £220 to £400
  • Cement verge repair on a terrace: £220 to £380
  • Lead flashing repair around a chimney: £280 to £450
  • Valley leak fix on a Victorian terrace: £300 to £550
  • Slipped slates and nail sickness across one section: £350 to £650

When slates keep slipping across a whole slope, or the felt and battens underneath have failed, repeated repairs stop being good value. At that point we will show you the evidence and talk you through roof replacement in Liverpool as an option, never as a sales pitch. Things we weigh up with you:

Pitched Roof Repair Reviews From Liverpool Homeowners

Real Google reviews from homeowners we have helped with slipped tiles, roof repairs and re-roofs across Merseyside.

Whilst undertaking an expert and competitive re roof of a neighbouring semi-detached house and outbuildings, Steve and Chris showed incredible kindness to cement three of my roof tiles that had deteriorated in bad weather some weeks before. They even cleaned out the gutters from the loft conversion. They could not have been more friendly, polite, professional, tidy and even declined to accept any money.

My roof was in desperate need of repair, and in the process of who to choose, I came across Everlast Roofing when they were driving past on a snow day and I was worried a tile might fall. They both were happy to help me and in the end I decided to use them to change my roof. From quote to completion, the whole job has been nothing short of excellent.

Pitched Roof Repair FAQs

What Is A Pitched Roof?

A pitched roof is any roof with a slope, usually covered in slates or tiles, as opposed to a flat roof. Most houses in Liverpool have pitched roofs, from Welsh slate on Victorian terraces to concrete and clay tiles on 1930s semis and modern homes. The slope lets rainwater run off quickly into the gutters.

Most pitched roof repairs in Liverpool cost between £150 and £650. Replacing a single slate or tile typically costs £150 to £250, repointing a short run of ridge tiles £220 to £400, and a lead flashing repair around a chimney £280 to £450. Scaffolding on three-storey houses adds to the cost. We give you a free survey and a written itemised quote first.

The most common causes are slipped or cracked slates and tiles, loose ridge tiles with failed mortar, worn lead valleys, gaps in lead flashing around chimneys and walls, and perished felt underneath the roof covering. On older Liverpool terraces, nail sickness is a major cause, where rusted nails let slates slide out of place.

Yes. Individual cracked or loose ridge tiles can be lifted and re-bedded or replaced without redoing the whole ridge. If the mortar has failed along most of the ridge, it is usually better value to re-bed or fit a dry ridge system along its full length, so the whole ridge is fixed to the current British Standard.

Dry ridge and dry verge systems fix ridge and verge tiles mechanically with clips, screws and trims instead of mortar. They do not crack or wash out like mortar, need very little maintenance and stand up well to Liverpool’s wind and rain. They are a popular upgrade when a mortar ridge or verge has failed.

Not always. Many pitched roof repairs, such as replacing a few slates or tiles, can be done safely from a roof ladder on a two-storey house. Ridge, chimney and valley work on taller houses, or jobs that take more than a short time at height, usually need a scaffold tower or scaffolding. We include any access costs in your written quote.
