The problem: The felt on a single storey commercial unit had failed at the overlaps and water was tracking into the ceiling void after heavy rain.
What we did: Stripped back to the deck, replaced the damaged boards, then installed a new EPDM single ply membrane with fresh edge trims and outlets.

A lot of older industrial units around Merseyside still have asbestos cement sheet roofs. You have two realistic routes. Over-sheeting leaves the existing sheets in place and fits a new profiled or membrane system over the top, which avoids disturbing the asbestos and is usually the cheaper option. Full removal means the sheets come off and are disposed of under controlled conditions, which has to be done by a contractor licensed for that work. We will survey it, tell you honestly which route suits the building, and bring in a licensed specialist for the removal side where that is the right answer.
Asbestos cement sheeting that is in good condition and left undisturbed is generally low risk. The risk comes from breaking, drilling or walking on it, which releases fibres. That is also why a cracked or weathered asbestos roof on a commercial building should not be patched by a general handyman. If we find asbestos cement on a survey we will tell you, we will not disturb it, and we will set out your options in writing.
Clear the outlets and gutters, twice a year and after storms. Most warehouse roof failures we attend started as a blocked outlet that put standing water somewhere it was never designed to sit. After that it is early repair of split seams and failed flashings, and a liquid applied or over-sheeted refurbishment before the deck goes rather than after. A planned maintenance contract is almost always cheaper than the emergency call that follows neglect.
Size, access and the system specified drive most of it. We do not quote from a floor area alone, because the things that move the price are the things you can only see on the roof: the condition of the deck, the number of penetrations, the drainage, and how equipment gets up there. Every commercial job gets a site visit and a written itemised quote before anything starts.
It depends on the system. Three layer torch-on felt gives fifteen to twenty years with basic maintenance. EPDM and single ply typically run twenty to thirty. Profiled metal sheeting on an industrial unit can go considerably longer if the gutters and laps are looked after. What shortens all of them is the same thing: standing water and blocked outlets nobody clears.
Cladding is the outer skin of a building, and on industrial and commercial units the roof and walls are often clad in the same profiled sheet system. It is not the same as a flat roof membrane. If your unit has profiled sheeting with failing laps, corroded fixings or leaking gutter lines, that is a cladding job rather than a flat roofing one, and we will tell you which you have at survey.
Twice a year is the sensible baseline, normally autumn and spring, plus a check after any serious storm. Most flat roof failures we attend started as a blocked outlet or a small split that nobody looked at for a year. That is exactly what a maintenance contract is for, and it is the cheapest money you will spend on the roof.
Ponding usually means the falls are wrong or an outlet is not doing its job, and a patch over the top will not fix it. We either correct the fall with a tapered insulation build up or re-set the outlet and drainage so water actually clears. If the deck underneath has gone soft it needs replacing first, and we will say so rather than cover it up.
