How Much Does It Cost To Replace Fascias And Soffits In Kirkby?
A full fascia, soffit and guttering replacement on a standard 3-bed semi typically runs from £900 to £2,000 depending on the size of the property and the number of runs. uPVC is the right material: it does not rot, split or need painting, and lasts 25-30 years. We come out, measure up, and give you a written quote.
Yes, in almost all cases. The guttering fixes to the fascia — if the fascia is being replaced, the guttering comes off and goes back on anyway. Doing it as one job saves labour, avoids damage to new fascias from reinstalling old guttering, and means the whole roofline is consistent in age and material.
uPVC every time on post-war housing. Timber needs painting every 3-5 years, and rots at the joints and fixings. uPVC is a one-time install: it does not rot, does not need paint, and performs consistently for 25-30 years. The only exception is a listed building or conservation area property where timber may be required to match the original finish.
If the garage is the original felt from when the house was built, the felt has exceeded its lifespan and patching is a short-term answer. GRP fibreglass is the right modern replacement: the old felt is stripped, the deck is checked and any rotten boards replaced, then the fibreglass is laid in a single seamless coat. One day’s work, 25-30 year lifespan.
Mastic asphalt is a traditional flat roof material applied hot, common on council-built and commercial properties from the 1950s to 1980s. It lasts around 30-40 years. Many Kirkby properties and commercial premises in the Knowsley area have asphalt roofs that are now at the end of their life — blistering, cracking or pooling water. GRP fibreglass or EPDM rubber is the correct modern replacement.
