LEADWORK AND ROOF VALLEYS

Lead Flashing and Roof Valley Repairs in Liverpool

Most of the leaks we trace in Liverpool start at the lead: a split chimney flashing, soakers that have slipped at a terrace party wall, or a roof valley that has finally worn through. We repair and replace lead flashing, chimney leadwork and roof valleys across Merseyside in the right code of lead, show you photos of the fault before we quote, and give you a written price before any work starts.

Where Lead Fails On Liverpool Roofs

Lead is the waterproofing at every joint on a pitched roof: where the roof meets a chimney, a party wall, a dormer or a bay, and down every valley where two slopes meet. On the Victorian and Edwardian terraces and semis across Liverpool, most of that lead is decades old. It splits where it was laid in lengths that were too long, lifts where the wedges have fallen out of the mortar joints, and wears thin in valleys that carry the water from two whole roof slopes.

The usual giveaway is a damp patch on a chimney breast, a stain in the corner of a bedroom ceiling or water running down the inside of a party wall after heavy rain. Before we quote, we go up and photograph the lead itself, so you can see whether it needs re-dressing, a repair or replacing. Where the chimney stack also needs work, we price it alongside our chimney repairs in Liverpool so it is done in one visit, with one scaffold.

Lead Flashing, Soakers And Chimney Leadwork

A chimney on a pitched roof is sealed with several separate pieces of lead that work together: a front apron at the bottom, stepped flashings up each side over soakers tucked under the slates, and a back gutter behind the stack. When one piece fails, water gets past all of them. We replace like for like in rolled lead to BS EN 12588, normally Code 4 for flashings and soakers and Code 5 for back gutters, dressed to the roof and wedged and pointed into the brickwork rather than smeared with mastic.

Roof Valley Repairs And Replacement In Liverpool

A valley is the internal corner where two roof slopes meet, and it carries more water than any other part of the roof. Older Liverpool houses usually have lead-lined valleys, many are now GRP fibreglass, and some newer roofs have dry valley systems or mortar-bedded tiled valleys. A small split or a blocked valley can usually be repaired. A valley that has worn through along its length, been patched with bitumen, or sits on rotten boards needs relining or replacing, normally in Code 5 lead or GRP.

Chimney And Abutment Flashing

We strip out failed lead, check the soakers and pointing underneath, then fit new flashing cut to the stack and dressed tight to the slates. Each piece is fixed so the lead can move with the seasons without tearing.

Lead, GRP And Dry Valleys

We repair or replace all the common valley types on Merseyside roofs, and we will tell you honestly which suits your roof and budget. Lead lasts longest on slate roofs, GRP is lighter and has no scrap value, and dry valleys suit concrete tile roofs.

Book A Lead And Valley Survey With Photos

Tell us where the water is coming in and we will come and look. Chris goes up, photographs the flashing, soakers and valleys, and shows you exactly what has failed. You get a written, itemised quote with the lead code, the length of lead and whether scaffold is needed, so you can compare it fairly with any other quote.

Signs Your Lead Flashing Or Valley Is Leaking

Lead rarely fails all at once. These are the signs we see most often before a call-out in Liverpool, and catching them early usually keeps the job to a repair.

Repair Before Replace

If re-dressing or a small repair will keep your lead watertight for years, that is what we quote. We only replace lead that has genuinely reached the end of its life, and the photos show why.

Lead And Valley Repairs Across Merseyside

Based in Liverpool, repairing lead flashing and roof valleys across Merseyside, the Wirral and nearby towns.

Local Leadwork From Local Roofers

From Victorian terraces in Anfield, Walton and Wavertree to the larger period houses in Aigburth, Allerton and Crosby, we know how Liverpool roofs were built and where their lead tends to fail. Coastal roofs in Crosby, Formby and Wallasey take more wind and salt, so we use heavier lead there. For leaks that are not coming from the lead, see our roof repairs in Liverpool.

Lead Flashing And Valley FAQs

How Much Does Lead Flashing Repair Cost In Liverpool?

Re-dressing and re-fixing lifted chimney flashing on a Liverpool house typically costs £150 to £300. A full new chimney lead set with aprons, stepped flashings, soakers and a back gutter is usually £450 to £900. A Code 5 lead valley replacement is typically £600 to £1,200 per valley. Scaffold, where the work cannot be reached safely without it, adds roughly £300 to £700. You get a fixed written price after a free survey.

Properly laid lead flashing and lead valleys commonly last 50 years or more. When lead fails early, it is usually because it was laid in lengths that were too long, fixed too tightly to move, cut from a code that is too light for the job, or covered in mastic instead of being wedged and pointed into the brickwork.

Code 4 rolled lead, about 1.8mm thick, is the usual choice for stepped flashings, cover flashings and soakers. Valleys and back gutters carry more water and more movement, so they take Code 5, about 2.24mm thick, as a minimum, and heavier lead on exposed roofs near the coast. Lead sheet is made to BS EN 12588 and laid in line with BS 6915.

Often, yes. A small split, a slipped slate or a blocked valley can usually be repaired for a few hundred pounds. If the lead has cracked along its length, has been patched with bitumen or liquid rubber, or the boards underneath have rotted, relining or replacing the valley is the repair that lasts. We show you photos either way before you decide.

Lead-free flashing products and GRP fibreglass valleys are good options where lead theft is a risk, on extensions, or where weight matters. They have no scrap value and are quick to fit. On period slate roofs and in conservation areas we usually recommend lead, because it lasts longer and suits the roof. Mastic or liquid rubber painted over failed lead is not a lasting repair.
