Factory Roof Repairs We Carry Out Across Liverpool

Why Industrial Roofs in Liverpool Start to Fail

Most industrial roof problems we see on Liverpool factories and warehouses come down to three causes. Each one needs a different fix, and catching it early is almost always cheaper than a full roof replacement.

Cut Edge Corrosion on Liverpool Factory Roofs

The protective coating on metal roof sheets wears away at the cut edges, usually at the eaves, ridges and overlaps. Rust creeps back along the sheet and water starts getting in at the laps. Cleaning back the corrosion and sealing the edges can add years of life to a sound roof.

Failed Fixings and Rooflights on Industrial Units

Fixing washers perish, fasteners lift and rooflight panels crack or discolour long before the main sheets fail. These small defects cause a large share of factory roof leaks and are usually straightforward to put right.

Ponding Water on Flat Warehouse Roofs and Gutters

Water that sits on flat sections, box gutters and valley gutters finds every weak joint over a wet Merseyside winter. Clearing outlets, relining gutters and correcting falls stops the damage spreading into the building.

Commercial Roof Services for Liverpool Factories and Warehouses

Many factory and warehouse buildings combine pitched sheet roofs with flat roof offices, loading bay canopies and extensions. We look after the lot, including flat roofing in Liverpool for the lower sections, so you deal with one roofing contractor instead of several.

Flat roof offices, canopies and extensions on industrial sites, repaired or replaced with systems suited to heavy use and North West weather.

A planned maintenance visit keeps gutters clear, fixings tight and small defects small, so your factory roof does not turn into an unplanned shutdown.

Chris quotes every job personally. If targeted repairs and an edge treatment will give your roof years more life, we will say so. If the sheets are past saving, we will show you why with photos, not pressure.

Repair Before Replacement

Factory Roof Replacement Cost in Liverpool

Every industrial roof is different, so we price from a site survey rather than a rate card. These are the factors that make the biggest difference to your quote:

  • Roof area and access: the size and height of the roof and the access equipment needed.
  • Repair, treat or replace: targeted repairs and a cut edge treatment cost far less than new sheets.
  • Existing materials: older fibre cement sheets may contain asbestos, which changes how the work is planned.
  • Rooflights and gutters: how many need replacing or relining at the same time.
  • Working around your business: phased or out-of-hours work to keep production running.

Industrial Roofing Questions From Liverpool Businesses

What Is Cut Edge Corrosion on a Liverpool Factory Roof?

Cut edge corrosion is rust that starts at the cut edges of coated metal roof sheets, usually at the eaves, ridges and overlaps. The protective coating peels back, the steel underneath rusts, and eventually the laps start letting water in. Caught early, it can be treated by cleaning back the corrosion and applying a specialist edge sealing system, which costs far less than replacing the sheets.

Asbestos cement sheets are generally low risk while they are intact and left undisturbed, but a leak shows the roof is deteriorating, and weathering can make the sheets brittle. Never walk on, drill or pressure wash them. We survey the roof, arrange testing where needed and plan any work in line with HSE guidance.

Often, yes. Overcladding fixes a new metal sheet system over the existing asbestos cement roof, which avoids disturbing the old sheets and is usually quicker and less disruptive than full removal. Whether it suits your building depends on the condition of the existing roof and the structure beneath it, which is checked at survey stage.

It depends on the system. As a general guide, traditional felt roofs last around 15 to 20 years, while well-installed single ply and GRP systems can last 25 years or more with regular maintenance. Keeping outlets and gutters clear makes a big difference to how long any commercial flat roof lasts.

Single ply roofing is a flexible waterproof membrane, usually PVC, TPO or EPDM, laid in one layer over the roof deck. It is lightweight, quick to install and well suited to large flat or low-pitched commercial roofs. We will advise at survey whether single ply, GRP or another system is the best fit for your building and budget.
